A Baseline Environmental Assessment (BEA) is an evaluation of environmental conditions for a piece of property or facility prior to being purchased. A BEA focuses on the contamination of hazardous substances on the piece of property, and documents conditions at the time of purchase or lease for liability protection.

Michigan law allows innocent owners to protect themselves from liability when purchasing a piece of property that may be contaminated. If you are planning to purchase or have recently purchased a property or facility where contamination is present, a Baseline Environmental Assessment (BEA) may protect you from liability for environmental cleanup of the property. A BEA is completed after results of a Phase I and Phase II ESA identifies contamination at the site exceeding the unrestricted residential criteria determined by the state.
